chevron_rightWhat are my voting rights in the condominium association?
The owner of record of each unit in the condominium shall be entitled to one (1) vote per unit owned by the resident. If a unit is owned by more than one person, the person entitled to cast the vote for the unit shall be designated by a certificate signed by all of the record owners of the unit and filed with the Association's Secretary. If a unit is owned by a corporation, the person entitled to cast the votes for the unit shall be designated by a certificate of appointment signed by the President or Vice President and attested by the Secretary of the Association.

chevron_rightWhat restrictions exist in the condominium document on the leasing of my unit?
The lease must be for 12 months and a copy is to be provided to the Association. There is a $500.00 deposit required.

Assessments are $400.00 per month and are due on the 1st of each month. If assessments are received on day 10, a late fee and interest are charged.

chevron_rightCan I use my Garage for storage In our Rules and Regulations section 12. a.Storage shall be limited inside of garages to the raised concrete storage pad, side walls and limited pad area to allow vehicle parking in one of the two primary units parking spaces.So, in sort Yes along as a car can be parked in it safely and not be a fire hazard.

chevron_rightIf I live in Coach Homes can I park in visitor parking spaces? YES after the designated hours posted on the sign. Residents, homeowners, and renters are not allowed to park in visitor parking spaces at during the designated hours posted. You required to park in your garage and driveway before using additional parking spaces. The additional parking spaces that are not marked for visitors throughout the neighborhood can be used after you have used your driveway and garage.

chevron_rightMy visitors comes frequently. Can I have a parking sticker for them? No. Only residents, homeowners, and renters get permanent parking stickers for their vehicles.

chevron_rightWhat should I do if I change vehicles? Let the Association know you have changed vehicles. You can remove your parking stickerfrom your previous vehicle and place it on your new vehicle, and provide the Association withthe new vehicle information. If your tag number has changed, please provide this information.

chevron_rightWill I be given a violation if I don’t put my sticker on my vehicle? If your vehicle is parked in a parking space other than your garage and driveway,you run the risk of receiving a violation.

chevron_rightWhy did I received a violation and a towing sticker on the window of my vehicle and I see others parking in visitor spaces? If you see violations to the parking rules, please notify a Board member or contactManagement at tjones@lelandmanagement.com. Provide the date, tag number, stickernumber, and describe the vehicle. You can also provide a picture of the vehicle in the visitorparking space.

chevron_rightWhy do we need visitor spaces in our community? As in other communities, residents have guests visiting and the Association shouldhave a way of distinguishing residents’ vehicles from visitors’ vehicles. Also, someresidents have visiting health care personnel to assist them and need a place to park.If residents would utilize their garage and driveways for parking, in many casesdesignated visitor spaces could be avoided.
